With its second-floor loft and 4'-3? headroom, there’s a significant amount of storage area available for boxes of items or supplies. The first floor, with its high side walls, has plenty of room to add shelving for even more versatile storage. The Arlington outdoor storage shed kit makes a great project and will provide years of attractive and practical use.
Once you receive your new building begin by unpacking the pre-cut framing, doors and hardware.
You will also receive a detailed manual with step by step instructions. Each step is explained with clear instructions and
detailed line art and has been developed with the novice builder in mind.
Note: Some cities and counties may require that you get a building permit. Contact your local city office building to find out what city requirements you may have. Be sure to check your local neighborhood HOA covenants and CCR's if applicable. Click on the "Instruction" tab to see the permit document your city may need.
The siding included is primed and ready for latex paint to match your home. It is a solid 3/8" thick with a cedar texture. The siding is vertical (as opposed to horizontal) creating a more attractive plank look. The type of siding is called Smart Panel, by Louisiana-Pacific, creating a visual beauty of real wood with the strength and durability of an engineered product. It is superior to plywood as it's made with wood strands and pressed into a resin-saturated substrate. A cedar texture is embossed into the substrate and is quality checked avoiding knot holes and patches. It is also treated to prevent fungal decay and insect damage. This very siding is commonly used on homes. The siding includes a 50-year limited warranty through the manufacturer.
The Arlington comes with a standard sliding pocket door shown below with the traditional crossbuck (X pattern). These pocket doors retract out of the way for easy entry. The full opening can provide daylight when working on a project. It also includes a 9-lite front entry door that swings inward (shown below).
Upgrade Option: You can upgrade to the French Doors shown below by using the drop-down menu when adding the shed to your cart. This door has 15 windows. This door comes pre-hung in a wood frame with the brickmould trim for easy installation. Doors swing inwards and are rigid steel. You can also install with no door on the 12' wall.
Loft
The second-floor loft area is ready to assemble and includes the two dormers shown in the photo. The full second-floor loft includes 4'3" of headroom. Great for storing seasonal decorations, smaller boxes, patio cushions, and seasonal equipment.
Roof
Trusses: The heavy-duty pre-cut trusses provide a fast and accurate assembly. They have been engineered to withstand wind gusts up to 150mph (3-second gusts). They also have a high-rated 60lb per square foot snow load rating. There is some cutting involved, but not much and it's simple. The instructions will instruct you to install the roof sheathing in a certain pattern. As you reach the end of the roof you'll be asked to cut the last pieces to fit. The cuts are all straight cuts that can easily be done with a circular saw.
Shingles: These are not included in the kit. Most sheds do not include shingles or a "drip edge" for one very important reason. Customers want them to match their home or their color choice of shed. Shingles and drip edges come in hundreds of colors, shapes, and styles. Not to worry though. Shingles are sold at home improvement stores and are simple to install. This particular shed would need about 10 pieces of roof "drip" edge, 15 bundles of shingles, and the black roof paper that goes underneath. Windows
The Arlington includes all windows shown in the stock photo (also shown below) including the three 18"x24" sunburst windows on the 2nd loft level. There are two 18"x36" windows on the first level which include decorative shutters.
One (1) Gable window with sunburst is included to provide more light and venting for the second-floor loft area. Optionally you may purchase an additional gable window.
Walls
The wall framing and siding are all pre-cut to make your installation experience fast and accurate. They are spaced 24" apart to provide a sturdy and rigid frame. The exterior siding is primed and ready to paint. There is some cutting involved, but not much and it's simple. The instructions will instruct you to install the siding in a certain pattern. As you reach the end of the wall you'll be asked to cut the last pieces to fit. The cuts are all straight cuts that can easily be done with a circular saw.
Deluxe Floor
Flooring is optional and can be chosen in the drop-down menu when adding the shed to your shopping cart. We do highly recommend a floor as it raises the shed up to help prevent moisture from being absorbed into the siding. The flooring consists of treated 4x4 runners which run the length of the shed. On top of the runners are treated 2x4's with 3/4" Plywood. Wood floors require cutting, but only straight cuts and it's simple. The 2x4's are full-length and need to be cut, on average, around 3" to fit as shown in the instructions on most models.

Delivery Details: This product ships directly from the warehouse in Greenville, PA. This item generally ships via a curbside delivery through an LTL carrier (too big for UPS and FedEx). The customer must be present to sign for the order. The freight carrier is instructed to contact you prior to delivery to set up a delivery appointment. Signing for the Package: When signing for the delivery it is important to note any damage. Damage is extremely rare. The products are packaged to travel both domestically and internationally. However, sometimes the packaging may be slightly damaged, but you may not be sure whether something inside is damaged. In such a case it is a good idea to sign for it and have the driver note it as such. You can still accept delivery. Call or email us with any questions. Our shed kits are made with high quality material and are inspected individually before shipping out. Damaged and defective items are extremely rare. If you receive something damaged or defective please let us know and we will get you taken care of quickly and at no additional cost. Our job is to make sure you get exactly what you paid for and in a timely fashion.
Please note that if the pallet has damage it should be noted with the driver. The driver will have you sign for the order and if you notice any damage we recommend noting that with the driver. That helps to ensure that we can send you a replacement and that we can file a claim with the freight company. Note, you do not have to do any paperwork or file any claims if something is damaged. We make it as simple as possible, but it is required to note any damage with the driver on the paperwork when you sign for the delivery. If you have any questions we are here to help so please ask.
Buyers remorse - please note that these are very heavy items and we pay a sizable amount in shipping and handling to get these to you (shipping is free to you). Please check with your local city and county office buildings to ensure that you are able to put in a storage shed. Please check with your local HOA as well. If you decide to return the storage shed for these reasons please keep in mind there is a 15% restocking fee and the freight incurred to get it too and from is not refunded. Again, if anything is damaged or defective we send out the parts at no additional cost.
